SLO County property values reach all-time high

houseThe total assessed property value in San Luis Obispo County has reached an all-time high of $43.6 billion. [Tribune]

County property values are up 5.81 percent from 2013. The increases in home equity means property taxes will also increase for many homeowners.

The county assessor’s office will collect $436 million in property taxes this year. Property taxes amount to 1 percent of assessed values.

A majority of the revenue raised from property taxes goes to local school districts. The school districts receive 62 percent of the property taxes, while the county general fund gets nearly 25 percent of the revenue.

Property values previously peaked in 2006, then dipped sharply during the following recession. During that time, the assessor’s office reduced assessment values in the county by a cumulative total of $5.1 billion.

Assessment value have increased, though, for the past few year as the real estate market has picked up.

Proposition 13, passed by California voters in 1978, limits yearly property tax increases to 2 percent hikes in most circumstances.

It always amazes me ( I guess it doesn’t shock me anymore ) that there are certain people that can somehow afford to live in $500K and up homes that would have been considered mansions 100 years ago, that then turn around and whine that they’re too poor to pay taxes.


I know…there are sometimes mitigating situations such as people leaving the workforce and having to budget on a fixed income….so:

How about having property taxes based on income …total income including wages, designated benefits, and capital gains; and not so much on assessed valuation ?


Seems that would be a fair, middle-ground solution.


How ’bout we just get rid of ALL property taxes!!


The whole taxation thing is nothing but a big scam for the self-serving, and fools who insist that they’re a ‘necessity of life’ and insist on imposing them on themselves and others are enslaving society for nothing but a bunch of sound-good, feel-good, extortion rackets.


How does a community exist without property taxes?


USER FEES.


If you use, you pay. If you don’t use, you don’t pay.


And don’t give me the b.s. about how public education benefits everyone, so we all have to pay. Bull. ‘Public education’ is a farce, and ever since the federal government has gotten involved in it, the level of intelligence and morality coming out of public education has DRASTICALLY dropped.


And anyone who ‘follows the money’ knows that the majority of all those education taxes and bonds go NOT to actually educating anyone, but to ADMINISTRATION salaries, perks, benes, and retirements.


And since when do I, or you, or anyone, ‘OWE’ any so-called ‘PUBLIC SERVANT’ anything? What makes the work of ‘public servants’ so much more valuable than what the rest of society’s workers do that they get fantastic retirement packages BY FORCE, while the rest of society has to save out of their current wages for their own retirement – AS WELL AS PAY FOR THE RETIREMENT OF SELF-SERVING PUBLIC SERVANTS as well as provide food and housing for those out of work, as well as provide food, housing, medical care, and education for those who enter the country illegally?


Obviously, YOU, like the rest of the arrogant self-servers, think everyone works to make YOUR DREAMS come true – well, here’s a news flash for ya all – I’VE GOT MY OWN DREAMS – AND THEY DON’T INCLUDE PROVIDING A NICE LIFESTYLE FOR THE SELFISH, THE ARROGANT, THE WASTEFUL, THE MANIPULATORS, NOR THE EXTORTIONISTS.

Here we go again! inflated values mean more second mortgages and soon we will have another record of foreclosures.


Since when do our votes matter any way. How many judges with their own agendas and ideas have thrown out our votes and tossed us to the curb. We are still in a full recession and if anyone thinks any different, then how is it in the clouds up there? JMO

How is it that any so-called ‘judge’ can overturn THE WILL OF THE PEOPLE?


Aren’t laws supposed to reflect THE WILL OF THE PEOPLE?


So when a ‘People’s Initiative’ is put forth before the public and they vote on it – how is it that any court can overturn it?


The system is beyond corrupt, people – it’s collapsed.


And it’s no one’s fault but the American people’s for letting it happen.


They vote the same people in, over and over, ’cause they’re too lazy to get off their butts and find out about who’s running, and too ignorant to realize the longer they keep anyone in office, the more corrupt they become.


The American people have pissed away this country for ‘convenience’.


Well, we’ll see how ‘convenient’ your life is when the shtf and humpty dumpty’s wall tumbles down – with you at the bottom of the rubble.

The Assessor Tom Bordanaro was just reelected (June 2014). His reward to the citizens for their loyalty is to immediately hammer them with a significant increase to their property taxes.


Gee I wonder why Tom didnt run his tax increase up the flagpole in May or June before the election?


We get what we tolerate and Bordanaro is a prime example of voter apathy and failing to do homework.

The assessor does little more than upholdi the law. If he is breaking the law then petition the DA to bring charges. From where I sit, it looks to me like he is just ding his job. Specifically, what has he done that is not lawful?

I cringe whenever the subject of SLO County property values surface.


I am reminded of Lisa Niesen’s home in Nipomo, adorned with palm trees, and her Porsche Carrera parked out front. (She’s listed; Google it.) Her reward for pilfering thousands of dollars from disabled homeless individuals like Cliff Anderson.


Nevermind Dee Torres’ mismanagement and Capslo’s negligence, this woman should be behind bars. She continues to take money from homeless Social Security recipients and promising them housing while they live endlessly at the Maxine night shelter, soon to reside at Capslo’s Prado facility. There isn’t any affordable housing nor is any being built. She and Capslo darn well know it.


I suspect that those who applied for a property tax decrease, because of the great deflation, will likely see a tax increase because of a media inflation. Yes things have improved but I question just how much. Even though media has solid increase figures, the big ouch will take many years to heal.


It is stated that “62 percent of the property taxes, while the county general fund gets nearly 25 percent of the revenue”


Also stated in the Trib that the remaining 13% goes to cities and special districts.


This amounts to 13% of $436,000,000 = $56,680,000.


So why are all the cities and special districts clamoring for MORE money when they know they will receive a distributed $56 million plus windfall?


BECAUSE IT IS NEVER ENOUGH AND IT NEVER WILL BE!


This absolutely means more property tax money for the City of SLO, and again, still not enough, give us more in taxes, fees, rates, fines, penalties, assessments. Give me, give me, give me.


Thank you Howard Jarvis for Prop 13. Without it our property taxes would be through the roof. .


And yet the government would still be crying for more money
